We found that the Cook County Recorder of Deeds no longer exists as a standalone office. It was abolished on December 7, 2020, and its work moved to the Cook County Clerk’s Recordings Division.

If you need property records in 2026, here is where to go and what to expect.

Key Takeaways

  • The Recorder of Deeds office closed in 2020 after a 2016 voter referendum.
  • The Cook County Clerk now manages all land records and recorded documents.
  • You can search chain of title, file documents, and report property fraud through one office.

Why Did the Office Close?

We traced the change back to a binding vote. On November 8, 2016, Cook County voters approved a referendum to merge the office into the Clerk’s purview, according to Wikipedia’s records.

The transition took four years to finish.

.@AmbCMBraun became the recorder of deeds for Cook County, Illinois, in 1988 — making her the first Black person elected to an executive position in the county. In 1992, she became the first Black woman to be elected to the U.S. Senate.https://t.co/ELmHcGjRLi #BlackWomenLead

The goal was simpler service through one office instead of two.

Who Handles Property Records Now?

We confirmed that Cook County Clerk Monica Gordon oversees these functions today.

The Recordings Division accurately records, stores, and maintains land records and other official documents, as stated on the Cook County Clerk site.

Office hours run 9 a.m. to 5 p.m., with the last customer accepted at 4:45 p.m.

That single change matters most for anyone tracking a deed or title.

What Services Can You Access?

We reviewed the current service list so you know exactly what the office covers.

Each service replaces a task the old Recorder of Deeds once handled.

ServiceWhat It Does
Search RecordingsRetrieve records by PIN, grantor, or grantee
Property Fraud UnitInvestigate fraudulent filings against your property
E-Certified DocumentsVerify electronic certificates issued by the Clerk
Recording FAQsExplain the recording process and key terms
Legal Help DeskMeet a volunteer attorney on recording matters

How Do You Search Land Records?

We broke the process into clear steps so nothing surprises you.

You can retrieve recorded land records and check your chain of title online or in person.

  1. Visit the Cook County Clerk’s Recordings portal.
  2. Search by PIN, grantor, grantee, or other indexed detail.
  3. Review your chain of title for accuracy.
  4. Request e-certified copies if you need verified documents.
  5. Contact the Property Fraud Unit if a filing looks suspicious.

These tools give homeowners direct oversight of their own records.

It’s not private. Every transfer of real estate must be recorded by the recorder of deeds/county clerk . You can see the documents for every mortgage in Cook County right now. https://t.co/KfEcM251Uz

What About Recording Fees?

We checked the fee structure, since cost is a common concern.

Predictable fees have been in effect since 2019, set by state and county ordinances, per the Clerk’s fee page.

Not for president, but…

In 2016, I did write in a vote for him as Cook County Recorder of Deeds (the Democrat was running unopposed). 😉

What Does This Mean for You?

Our analysis suggests the merger simplified access rather than reducing it. You now deal with one office for deeds, titles, and property fraud reports.

Industry insiders are noting fewer steps and clearer fee schedules in 2026.

  • One contact point for all recorded documents.
  • Online search for land records and chain of title.
  • Dedicated fraud protection through the Property Fraud Unit.

We stand by one conclusion: the Cook County Recorder of Deeds name is gone, but every service it once offered still protects your property today.
